As a property owner, it’s easy for you to look at your property and see it as one of your most prized possessions. Even if there are a few areas in need of a bit of TLC, it’s yours. As a result, you could be blind to a few things that can keep it on the market longer than it needs to be. If you’re ready to get some tenants within those four walls, it’s best to think about what it would take to make that happen. Put yourself in a renter’s shoes. There are a few things they might want in a property before they sign a lease. If you need a little help, here are a few additions you’ll want to consider.
- Location
Take a look at the property and note what it’s close to. While you can’t pick up the property and drop it in a more ideal location, there are probably a few good gems close by. Whether it’s the grocery store, Metro station, or good elementary schools, highlight the resources that are nearby.
- Washer/Dryer In-House
Most people no longer have the desire to use a laundromat – it is inconvenient and costly. Purchase a washer/dryer combination set and place it on your property. If renters know they don’t have to leave their house to get laundry done, this will be a major bonus for them. This could even be the selling point that seals the deal for them.
- Open Floor Plans
Open floor plans naturally make a space feel bigger than it actually is. Renters want to feel like they’re getting the most bang for their buck when it comes to square footage. If you are fortunate to have an open floor plan, highlight this feature when you share rental ads in the marketplace.
- Stainless Steel Appliances
Something about stainless steel appliances feels sophisticated and updated. People like to feel like they’re living in an updated home. If you have the standard black or white refrigerator, stove, and dishwasher consider swapping them out for stainless steel options. This is an excellent way to update your kitchen and give it a new look. Stainless steel options are usually more expensive, so if it’s not in the budget, save for it. Until then, make sure the appliances match one another. Matching appliances are standard.
- Renovated Bathroom
Nothing is worse than moving into a new apartment but feeling like you’re living in someone else’s space. Old or dirty bathroom tiles and dusty floorboards are never attractive. If a renovation isn’t in the budget, hire a service to do a deep cleaning of the bathrooms.
